First and foremost: houses and apartments are only rented out for periods of a minimum of 7 nights , shorter stays are possible if requested but only in exceptional cases as we will always try to fulfill your wishes and requirements! In all houses and apartments towels and linens are provided . Likewise, the final house cleaning is included in the price (an additional house cleaning in most houses / apartments is included for stays of 14 days ) . All houses and apartments can be heated with gas furnaces or electric radiators. A propane bottle per week is inlcuded in the rent , if more that one bottle is required it can be provided but at an additional charge. Houses and apartments are ready for occupation from 15:00hrs onwards and must be unoccupied by 12:00 hrs as the properties. We ask for you collaboration and understanding as houses must be left at this time as this is the time when their are thorougly cleaned. Should you have a late departure and require to stay longer, it may be possible if there are no tenants arriving at the house /apartment that day. This should be requested beforehand. 

Please send us an e -mail and we will confirm the availability - or make alternative proposals . If you accept our proposal , a 25% deposit is required to our German account in order to fully confirm the booking. Upon receiving the deposit, we will confirm your booking in detail and assign a booking number. The remaining balance may be sent (one week before the holiday ) to the same account as the deposit , or you may pay directly at our agency in Calheta (cash or debit card). At our agency, our agents will warmly advise your on tips and suggestions for your holiday in Madeira - and of course they will be ready answer any questions that you may have . Upon arrival you will be provided the keys directly at the house, or by our adminsitrator at our agency, so please disclose your flght details (arrival date and time).  If you book a car rental with us, you will be met at the airport and given an envelope from our company with driving directions and voucher. If you have booked your rental elsewhere, we will email you your holiday house / apartment´s driving directions prior to arrival. 

Until when can you cancel your booked holiday?  If you need to cancel your holiday up to 15 days prior to your departure no cancellation charges will be incurred. From then on, we will charge 25 % or at least the cost of 3 nights. In some cases, we offer one obligatory alternative: If you rebook your vacation in a 6 months later period , we will deduct your deposit as a credit to the new booking. Different cancellation rules apply only to the Calhau Grande , Ilidio , Madeira wine, Carlota and Yvonne properties- These may only be canceled free of charge up to 30 days prior to departure. Vila Ricardo offers free cancellation charge up to 4 months in advance, within 4 months they  will apply a 30 % cancellation charge. The Casinha the vinhas cottages have their own set of rules , they offer no refund , 20 % cancellation fees apply from time of booking ( more cancellation details of these houses are available upon request in case of a trip interruption). We are happy to offer you a cancellation insurance, so you may avoid financial risks completely. We look forward to your booking !
